They have been great – deal after the deal – investments where I continue to reap long term returns from properties I have rehabbed and flipped.

She goes on to say that for her beginner investors, she doesn't let them buy over $100k total (including purchase and rehab), she already has a tenant pending for a particular property she currently wants to sell, already has a good relationships with a lender, and doesn't let rehab go over 2.5 weeks. 

Purchase price: $70,000 Cash invested: $60,000 Sale price: $70,000 Have under contract for $70K and will rehab.

Finally, as an aspiring/budding lender, I don't have as much access to mentors, but then again it's easier than rehabbing/flipping and probably easier than buying and holding and managing multifamily. 

Also be sure your PM is documenting everything if you already started demo and rehab.

I would recommend planning for some unexpected costs on an extensive rehab like this, especially if the current tenant didn't treat the house well.

Things will go wrong and you want to address them fast.  

I would also find a good GC to bring with you to verify rehab and dial that in.
