All the theory and strategy on here can help prepare you but the best education is doing. 

Educate yourself on investment fundamentals and understand lender criteria, such as minimum loan amounts and property requirements.

I haven't read and have heard serious people say they can't get through it, but it's been much talked about and very influential since publication in 2015.

@Roberto Kattan-make sure you have your  financing  / loan pre approval completed  if you plan to  move  forward with purchasing a rental ....this  will  allow you to be prepared and also to be more educated on the  current  numbers  ( rate / cash to close / payment  etc ...) 

Anything from public datasets to premium tools or software would be helpful!

There are people on here (BP) that say "you don't need to pay for education".Well, not only are they wrong!

No big, national, publicly traded banks will do this loan type.

If it's made publicly available, understand that most investors have already passed on it. 

Once you understand these basic things (a several more) you will be in an educated position to put in credible offers that can turn into successful ventures.
