Since it appears it's about price (barrier to entry) you'll probably have to look in cheaper areas, such as Tacoma, Everett, Marysville, Mount Vernon and Bellingham.  

I replaced all of the appliances with brand new stainless steel Samsung stove, refrigerator, dishwasher and mounted microwave.

They sell kits that mount to the ceiling and use two shower curtains that will keep water in the tub when showering. 

If I buy a building with them, as soon as they look worn they are removed and replaced with a flush mount light.

All of the electric, plumbing and chair mounts destroy the space.  

For a bedroom that only had a pull chain light in the middle and no wall switch I bought one of the remote control ceiling fans and mounted the remote permanently on the wall so the tenant couldn't lose it.

I don't have a specific one, I go to the closest one, sometimes it's just a nox of screws or something.

Anything anchored almost always ends up being damaged by a tenant, towel bars, wall mounted make up mirrors, curved shower rods etc...Bullet proofing rental properties is a big concern for us to create quite painless tenants, so adding anything with the potential to become an issue is heavily weighed via it's pros and cons.
