I'am using the BiggerPockets calculator, an app on my phone and I just googled random calculator to cross check my numbers and I'm getting 3 different calculations.

The most convenient part is having different phone numbers for various entities that can all run through the Voice app.

Also, this appears on the ABNB app...Interestingly, none of these 3 charged a pet fee. 

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

We've found that most, if not all, websites, apps, or widgets will charge some fee for accepting credit card payments. 

There is a 0.0% chance I'm switching to their credit card pitching app.

I feel like I spend a lot of time just weeding through bad tenant apps and fake docs. 

If not you can get one off the internet or any smart phone App Store. 

Do you use an online program, and app, or someone local?

We have automations that send out the standard booking confirmations, the guest app instructions, etc but we also have 24 hour communications answered by a human.
