If the economy is based off of tourism, vacation rentals are the norm, and there is not some huge player in the market that controls the city, owns hotels, and has an incentive to outlaw mom-and-pop vacation rentals (like, say, Anaheim), then your regulatory risk is minimized (but not eliminated entirely).

Bitrix24 is the best in terms of total flexibility, scope of usefulness and usability from novice to pro and broad spectrum of application from managing cold call prospect databases, employees, AM, inbound, to  managing rehabs, contractors costs, total cost of deal and everything else in-between.  

Then of course coronavirus wiped out tourism this year,  so RV rentals was my backup plan .

Tourism or an industry?

Stick to areas that appreciate and support  tourism. 1031 now while you can.

This will be a brand new property, I have plans to hire an interior designer to make it irresistible for tourism.

Any STR in the middle of the city with good access to 410 should have less seasonality than in areas more sensitive to tourism (like the areas I just mentioned).

Savannah brought in about 3 billion dollars from tourism last year, with approximately 14 million people visiting.  

If your goal is to scale and build a business, I'd go with the Tennessee or North Carolina side of the mountains, as their tourism traffic is much higher and in turn, returns are much higher.
