To clear statement, there will be little to none noticeable bump to residential in LA.

I was only going to get about a 100-200 mo bump in rent.I don't disagree that the value is there... however I'm going to do it fresh when I go to sale it and whatever trend that may be at the time.

Over the last few years of investing, the one thing that I have learned is that whatever “plan” you may develop, the only certainty is that there will be a bump in the road.

Bab debt is a albatross when it comes to the inevitable bumps in the investing road.

You can always sleep on this for a few weeks too and bump up your offer, and then you'll be at your walk-away price.Good luck, let us know what happens.
