In the event that an internal wire fails in a device and energizes the chassis with 110V, the ground wire will dump the current to ground, hopefully tripping the circuit breaker.Surges are an over voltage condition that is normally triggered by lighting strikes or other utility-related events.

I would switch it around and have the agent represent the seller and you be unrep'd The agent shouldn't have a problem with dual rep'ng if they disclose and the seller doesn't have a problem, certainly you don't since the lender is typically paying the A-B side's commish anyways.

This could significantly lower your living expenses - that is unless the tenant moves out.If you are not planning on staying in that neighborhood for long or are considering a major life change (i.e. marriage, job change, children etc), owning a duplex could allow you to shift from homestead to investment property and benefit from the dual income stream when you move.
