Do DSCR loans qualify if purchasing through 1031 w/debt-carry-forward requirements?

The list comes out at least 30 days before the sale and the owners have opportunities to pay off the debt anytime in those 30 days. 

Sub-to is an army of poor ignorant being lead by a handful of savvy opportunists.

Also, you will likely only be able to use the rent to offset the mortgage pmt debt on the rental property to $0 since you dont have any Sched E history yet. 

we invest in defaulted debt and have looked at it in the past.

My sacrifice… no haircuts and no fast food. 1 job full time, 1 full time side hustle. 0 debt at the time other than student loans.

That leads me to believe that this is a commercial property or larger (more than 10 to 12 units) multifamily.

prices are high, interest rates are high, there is tremendous demand for inventory, and - one thing that doesn't get mentioned enough - a record number of properties are debt free. 

Never invest in Longterm assets with short term debt.  

I like targeting outside of where I would live for SF and small MF (1-4 units) because of the lower entry price, usually higher cash flow since your rental income is higher relative to your debt service, and your appreciation potential is high if you can read the writing on the wall.
