I look for cracked bricks/mortar on exterior, missing condenser, roof condition, yard, etc. 

The fact is some paces are "condensible" and replaceable.

Condensate drains from central AC might also have water in them.  

Is house goes vacant and within  a week is broken into and stripped of all appliances  Hvac copper condenser unit.

They are just condensed into two days instead now.

They had already called the power company 2 months ago, who came out and checked and told them that the condenser was icing up.

i agree that it adds up. however, if you do some of the work yourself, it's still 5 time cheaper (exaggerating a little) than having someone else do it. i'd not buy locks from WM. the quickset exterior locks at HD are $50 each and come with a deadbolt. i love those (used to love them, now i just like them) since i can re-key in under 4 seconds. quality is really important when tenants are involved. i want things to last. i dont want to replace it again in 4 months.i buy some things online. like condensate pumps, humidifiers. but you can't beat HD prices. $20 for a bath faucet that looks pretty good is a great price.food for thought - imagine how much things would be if 90% of the items were NOT made in china. mind blowing, huh?

Well one day the tenants kids were playing down stairs and they some how removed the pipe to the condensate pump.

You say the condensing unit is there, but do you know for sure it works.
