Keep in mind though deal came to me on Wednesday Thursday and had to close on a Monday one of the reason I could do it that quick of course title was all done so I just reviewed title policy( dont need a lawyer to do my deals with my experience) etc..

My lawyers have told me to walk the property that morning (or the night before) and call them to let them know if they should release the money.You can also drive by the area to get an idea of the storm damage.

They don't need it to finish the rehab, they told me they would pay the rehab at delivery.Basic research on the persons doesn't yield much result but we don't have the same background check possibilities and tools you have in the US.In any case, I would have my local lawyer look at the deal before signing anything.

I think people have a fundamental misunderstanding of the goals of the lawsuit & even of doj, the goal was stop what imo was clear collision & basically make real estate more like any other business, there is no public list that shows the average amount a lawyer or doctor makes, people go see what services they are offering, see if they like a person and make a decision on value, some lawyers or plumbers make more than others, I have a a plumber for instance I’m probably “overpaying” because I like the guy and he shows up and does good work.
