I agree with @Chris Seveney that he doesn't have any chance of fixing anything with a custodian and needs to focus on making sure tax returns are correct and assets are moved to his personal name. 

@Chris Miller history doesn’t repeat itself, but it does rhyme.I remember 2006, and how the fed was engineering a beautiful soft landing and everything was great and home builder stocks and banks and investment banks were THE stocks to own because all the data was pointing to a rosy future.The only data source you would need is the yield curve.

I think what Chris emphasizes is that he never ends up closing on the wholesale property, because he almost always finds buyers for them (simply because they are true wholesale deals).

Appreciate @Chris Seveney for "keeping it real" for all of us.

As Chris noted, for all the news about how terrible they are, and a little of it is true from my post-COVID experiences walking around SF, NYC and LA, a lot of it, I think is blown a bit out of proportion.
