This is a great thing for investors like myself who are interested in rentals since it helps increase our income without adding to fixed expenses.What I'm trying to get at, is to understand if the rent increase this past year will last or if it was a spike due to a factor that someone like a local agent such as yourself would know as opposed to an OOS investor like myself.

We track multifamily market data, and there has not been a huge increase in inventory, foreclosure rates haven't spiked (this might be something to keep an eye on), and most of the other metrics ( $/sf, $/unit, etc) are still on a relatively stable trend, suggesting confidence in the market.

The plastic had spikes on the bottom to keep it from sliding, and those spikes ended up digging divets into the laminate floors.I assume this goes beyond "normal wear and tear"?

Tell them the outlet is not to be used for charging a car and that he must use an outlet connected directly to his meter that he pays for.If he refuses, disconnect the electric from the common areas so he has no access.I would try to look through utility bills to determine if there was a spike in use on that outlet/meter.

You want that lifespan costs to be estimated evenly over the expected lifespan otherwise you have spikes for the expensive actuals.
