I've successfully completed a few house hacks in California, and am looking into branching out to the Midwest with small to mid multi-family to scale a bit faster.

Has anyone bought an investment property in the California Bay Area recently that could help strategize any ideas on how to move forward?

I think the market has shifted in most areas, and "too much cash flow" isn't really a concern anywhere with interest rates where they are, whether in Alabama or California. 

Here is a list of what adding ADUs, especially in single family zoned areas,  in my CA market is typically a poor RE investment:1) The value added by the ADU addition is often significantly less than the cost of adding the ADU.

This was done through my LLC and in California.

I moved from the SF Bay Area to live and invest in Reno, NV because of it being much more landlord friendly, low property taxes, close to Northern CA and Lake Tahoe, strong appreciation, and I understood the market after speaking to a bunch of people and feeling confident about the future here.

One just uses the tried and true wholesaling methods and each geographical area will have its unique ways of doing this.With a lot of land deals starting with tax sales. this is common in CA AZ etc etc. currently I am funding deals in WA ID MT CO AZ TX FLA and then some other states.
