Who is the attorney doing the foreclosure?

I just paid my attorney 15k today in just fees for 4 entitlement contract red lines and we arnt even under contract yet!  

I usually try to work things out with people, saves a lot of attorney fees and makes for a better life.

As the lease the current landlord signed with the tenant stated that they collected one months rent as a security deposit can my attorney require the owner to provide those funds? 

I have seen a tax attorney on YouTube specifically saying you can take a full year of depreciation even if you buy in December but all I see in the IRS publications indicates that you have to prorate based upon the time it was available to rent.is there a rule I am missing?  

This is maintained by the specific attorney’s office for the specific foreclosures they are performing.Although very profitable, Foreclosures are a poor choice for wholesaling, unless you have substantial capital.

Don't let the title attorney draft them.

I called and left messages with the attorney listed but I really wasn't sure what to even say in the message I left.

I think I would probably talk to an attorney tbh these business purpose non regulated loans do not have rate locks that have to be honored legally.. they can and do change them unilaterally.. borrower accepts counters or declines and loan fails. 

Now I'm being told that because of the charitable contributions listed on the corporation paperwork we need to submit a full appraisal to the state and that the state attorney general needs to approve the sale.
