If the sales price is $850k you will need significant down payment to carry the DSCR loan on $5300 current rents...check in with @Joseph Chiofalo  as DSCR loans 5+ units are typically a bit more difficult to place as well.

Hey @Hector Lewis,I have a DSCR but it also starts at a $75k minimum loan amount. typically I advise folks that are coming a little less to do a fix & flip, then DSCR cash out at $75k.

Understand that real estate is typically not a get rich quick scheme… $300-500/month per door is probably considered pretty good for profit on a financed property… so if you wanted to net $5,000/month and do it at $500/door you are going to need 10 doors.
