If possible your best option will probably be traditional financing as it is generally the cheapest and the least complicated.

It depends on what you want, if you want to be almost 100% independent and earn the max commission a cloud broker might be best if you need guidance and/ or leads and are willing to give on commission for it a more traditional option may be a better fit.

Find a good inspector that is trusted by professionals in your area and get a good pulse on the effective life of your big ticket items (Roof, HVAC, HW heater, etc.) and calculate out how much each will cost to replace, then do the math backwards for what you need to put aside for CAPex and maintenance.
