@Sam Parr the major impact that we were seeing was a huge drop in new listings, and many properties were being withdrawn from the MLS because sellers didn't want to seem desperate to sell in a time like that.However, this is rapidly changing and we're already seeing a strong return to the previous market as everybody who was waiting to sell or buy is flooding back into the market.

That is a very saturated market for STR so I do think it makes sense that 1/3 is underperforming, but based on taking a loss now, I would probably stay tight and keep going because you have the set up in the area.

I have continually preached (since 2018) that cap rate compression (and interest rates) is what landed the historic 20+IRR returns, not operations, which is why so many people have been, and are still, in hot water right now with being forced to perform via strong operations.Today, we find ourselves in a much different situation.
