Hi Darshil, I ran the deal as if I was doing the project and my all in number including closing costs on the back end was closer to 680 accounting for soft costs. 

I am able to use my own skills and expertise in selecting real estate and private lending deals!

Do your investors have an expectation of profits based solely on your efforts, skills or experience?
