Though the homes are in great shape, I get calls regularly from these tenants for maintenance issues, asking to pay late on the rent, etc.When you finally do get someone who trashes the place, the extra rehab cost and the increased vacancy rate begins to erode your returns.
Account Closed Investor said he spent $150,000 to rehab a house.

I can look at this two ways - - 1) Having a dishwasher may open my tenant field and reduce vacancy time. 2) People that knowingly rent a property without a dishwasher are willing to do dishes, and therefore likely willing to do regular household maintenance?

No terms has been mentioned in the lease agreement about cancelling within a week or month other than the regular Early Termination details.
