What price range do you try to adhere to, and what kind of rents can you command? 

You'll certainly want to try to conserve your capital so a low down payment, owner-occupied loan is often a great way to start.There are many great areas in MA but I think you'd want to figure out your price range, proximity to work if that's important, and then figure out the neighborhood that works!

It's a bit out of my price range at $667,000, so I'm using FHA with 3.5% down, and seller's concession to cover the closing costs, about 5% of the purchase price.

From what i've researched the requirements range from "nothing required by the IRS" to "the PA language can make or break the 1031 validity".  

Closing costs range anywhere from 5-10K (at least in NY on average priced properties in my area in NY State).

The low to mid range category tends to be my favorite and seems to always remain competitive and in times like this may become fierce.
