You can have some influence on this call if you try to develop that relationship.You have to notice subtle things to do this.

All I know I'm hungry and i want to do this thank you for your time @Edwin Solivan if you’re still out there, it would be interesting to hear where you are today after that first REIA meeting, including where that meeting led you and how it influenced your real estate investing endeavors, for better or worse   

From that three we just picked one as any one of them would be great.Outside of the data there can be other factors that influence your decision. 

From the neighborhood activist side of things, my plan is to use my influence as a land lord to imrove the neighborhood through cleaning up my own properties, encouraging other homeowners and land lords to clean up their own properties-lead by example.

You can influence them with facts- compare view, lot size, interior condition, know your market.

By being here and posting you're surrounding yourself with the influence you might not see IRL. 

They like making both sides of the transaction which will help promote your low offer.Keep in mind the Listing Agent influenced the seller somewhat with respect to the listed price and your low offer negatively impacts the credibility of the Listing Agent.
