Some try to project the internal rate of return by adding the annual cashflows to the projected capital gain when sold, then computing the discount rate needed to have a Net Present Value of zero over the holding period for the property.

On this point, it also helps to find a local agent and inspector who are tech savvy - I've been using FaceTime to tour properties and be "present" at inspections, which has worked out well and saves me money on airline tickets!

Fast forward 15 years (present day)  I own 7 single family/multi family in 4 different States.  2 units are duplexes, 1 is a future retirement home with income, 1 is our primary residence, 2 are single family long term rentals and one is a flip in my local market I just purchased 2 weeks ago with the intent to list and sell next week.

Do not dispute any material fact. i will be given a hearing pursuant to section 120.57 and have the oppurtunity to present written and oral evidence3. check this one if i dont dispute and material fact and waive my right to any form of hearing. this means the department will recommend a penalty on the charges
