Learn the basics of financials in RE, build a strong team on the ground, understand the ins and outs of RE and what market your in, understand how to actually flip the home and what strategy you are doing (Highly recommend the BRRR) as holding homes is where the money is made.REAL ESTATE IS NOT EASY!!!

I personally like it when there is a IRS lien scares the uninformed away and much less competition .. it also keeps those that MUST get a HML to pay off the cash they invested as quick as possible..

We use Remotelock as well - as previously mentioned they charge $.99 per lock per month but to pay annually it is $10.68. 

I work with teams on the ground in each market to find off market properties.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.
