Pick areas that have a lot to offer....great schools, great jobs,  high traffic, close to major players like Trader Joes, Whole Foods, Starbucks etc.

There's a lot less traffic and congestion than in town.

They required a written endorsement of a neighborhood organization (thank you Community Coalition of Barnum) and then a presentation/pitch to a city panel.

In the 2 years I've owned the properties, the only remodel work done was to install laminate flooring in high traffic areas - such as the living room and hallways of both units. 

The bigger players like Starbucks have very specific needs, like analyzing traffic patterns, local businesses, etc.

At that time, the most important thing was to come up with a system to manage them, which meant to organize tasks and keep deadlines.

The plan was to create a Montana LLC, purchase the property with the LLC, and run the investment as a business as a way to keep things organized in a single entity that the 3 of us have equal ownership of.

Just an idea I’m playing with in my head because I like to keep things nice and organized, as much as I can.

The traffic, crime etc all seems to be getting worse.

Have you tried reaching out to local nonprofit organizations to see if they will help tenants with past due bills?
