I've been doing a LOT of digging for 2-4 unit buildings in Saint paul and you CAN find ready to live in duplexes for $200 in decent neighborhoods.  

Financial hardship caused by getting a new Lamborghini, by contrast, is not beyond your control.Realistically, what I see jam people up in these scenarios the most is you having to go dig up six year old paperwork. 

While I try to shy away from total cynicism, it's still true that there are a ton of people looking to take advantage so just make sure you really dig into your due diligence. 

Dig in to what BP has to offer, learn, and enjoy yourself!!

You just have to learn to dig to find them and be the first to their door.

Most repairs you should be able to see with a discerning eye but there are some you won't know about unless you dig into the walls (these come with experience and usually only an issue when the house has been extensively remodeled or added on to).

Dig much deeper.You also need to change credit checking companies immediately.

I have not received any responses so far and I am digging for more contact info about the owners so that I can reach out to them. 

@Jared Carpenter I'm not saying deals can't be found you'll just have to dig deeper to find them and have more capital to afford them than you would in other markets.

Keep digging into the numbers, and be conservative on your estimate, make sure you cover everything.
