Once those plans are approved you can do any necessary work and after the final inspection is approved you can file for a certificate of occupancy.

So don't fall for their lies.3- I will secure and pay directly for ALL due diligence documents that the PML requires to make their decision (i.e. title search, inspection reports, etc.). 

Additionally, they can get finicky with their inspections.

They lived there for over 2 weeks before the back up and they were provided with a move in inspection form to be filled out within 7 days to note if there was a problem when they took possession.

As a Property Manager, Broker, and often Buyers agent I attend the inspections, evaluate the condition of the property, each unit, the disclosure information, the current rents, the projected rent, etc so the buyer can make an informed decision.

I also schedule my own walk-through inspection within a week of purchase so I can take pictures to document condition, ask the tenants about any deferred maintenance, or to discuss any pending changes.
