We allowed the father of a tenant of ours to stay a month (as a guest) while he was obtaining medical care at a nearby hospital.

So manipulate neighbor is bad: my grass need to be take care, why I left my trash bin on out overnight, why my car park on outside.... i even be told I scared his wife because I am a doctor!

Truth: It’s critical to have, especially Medical.

Another potential market would be near the medical center to pick up some of the traveling nurses.

Doctors, Dentists, lawyers, etc, all can refer people to you and you can refer people to them in return. 

I will already be losing some sleep for medical call and am worried about losing the rest (whatever's left) being a landlord.

Her cost of living has very gradually increased (HOA fees increasing, cost of food, medical bills, etc.)

The only reason I'd even remotely consider doing that is if you have an immediate emergency and are in desperate need for the cash- maybe a medical emergency would qualify, but even then, I probably wouldn't do it.
