Does anyone have recommendations for a local property manager? 

You may find out you don't enjoy it at all, or that you're not good enough to manage it and can't afford a property manager.

There are lenders that will allow up to 85% financing on an investment property and 90% on a second home purchase assuming applicant meets program requirements. 

Looking for a little advice on the best type of company setup to manage a real estate portfolio.

I am a big fan of it and you managed to do without with very little money down! 

Documentation of applicants prior experience managing rental units or other background involving property maintenance.

If it's through a platform - ie, if I accept Zillow applications and they provide the credit check that the applicant paid for - then I would accept it.

I can inspect it and pay someone to manage it but I am on a steep learning curve for building it.
