We may not respond until Monday morning for a broken blind, but for HVAC during extreme temperatures, plumbing leaks and other emergencies we will and I don't understand why any owner would not want to, just out of self interest.

But, most  municipalities will settle these for 5-10% from someone who comes in and fixes the underlying issue.Some research and leg work may lead to this being a non issue (insurance company pays the claim/contractor) or maybe not…but worth putting some work into it.

Additionally, failing to close a loan over a fiscal year is a huge red flag and usually leads to termination.I want to dive headfirst into RE investing to gain that experience I mentioned above.

One thing that wasn't mentioned is that the road leading to many of the homes often floods making a good portion of the rental homes inaccessible during storms & also resulting in early evacuation due to storm threats.
