I have no experience with financing larger apartment buildings and I’m wondering about down payments.

The larger slots have items like the lock lube, the special anti-tamper bit, lock thread. 

It's been fully renovated: new driveway, new interiors, extensive remodeling.

Thanks for the feedback, I was looking into an older duplex property that needs some renovations in order to be capable of attracting a more upscale client base.  

If it is a local bank rather than a larger national bank, It can be easIer to complete a short sale.

There are plenty of insurance companies out there who will handle larger portfolios than that.

We are looking to rent somewhere or maybe even buy around the time we get out there.I've been holding off a little on buying because of the larger market trends, but I'm still looking as an inventor. 

When I have decided not to renovate bathrooms, I did decide to repaint and replace the light fixtures, TP holder, towel bars, etc.

Some may not want this scenario but it worked out absolutely perfect for us as we were able to get all 3 renovated and rented with new tenants at almost triple the original rent.  

This is a value-add Class C deal with significant rent upside for renovated units, as well as upside potential in decreased management costs.
