Kitchen could probably use some sprucing up - repainting cabinets, new hardware, new appliances.I saw a similar post on here where someone did a similar amount of work for ~15k, though her prices were competitive.

But for a 1200 sqft home if you are doing cosmetics/kitchen/bath I don't think it should be much more then 40k especially if you are willing to do some of the work yourself.

On the main mid-level I demolished all existing walls, installed a new beam above the single load bearing wall and have extended the original oak hardwoods into the kitchen which had been vinyl!
