The kitchen is a galley with doors on both ends.  

They typically have brick or asbestos facades, pier foundations (crawl space), tiny kitchens, small closets, and wood-burning fireplaces.

Or laminate in living room/bedrooms and tile in bath/kitchen? 

I just recently put my two weeks notice in and I will be going into full time real estate investing.

but the finishes are not as nice as the  current apartment which we completely redid , new kitchen etc. 

Kitchen could probably use some sprucing up - repainting cabinets, new hardware, new appliances.I saw a similar post on here where someone did a similar amount of work for ~15k, though her prices were competitive.

But for a 1200 sqft home if you are doing cosmetics/kitchen/bath I don't think it should be much more then 40k especially if you are willing to do some of the work yourself.

We are redoing the kitchen, bathroom, and patch/paint all the walls. 

In other words, NEVER CLOSE AT THE KITCHEN TABLE!!!  

On the main mid-level I demolished all existing walls, installed a new beam above the single load bearing wall and have extended the original oak hardwoods into the kitchen which had been vinyl!
