My understanding is that the Marshall's office sets the date and informs the landlord or PM of the date.   

If a cash out refinance, many lenders will allow the cash out to satisfy the reserves requirement.As mentioned earlier in the post, DSCR lenders generally let you vest either individually or as an LLC.

I thought Bigger pockets was about knowledge and information but I guess for you it's about passing judgement without truly grasping the context.

However, after reading through some other forum posts it sounds like most contracts for flips do not include disclosures for the cosmetic items.Do most AZ flippers who do their cosmetic work themselves not disclose it?

Verify all information and don't be pressured into doing a deal with them.
