As a wanna-be investor with no experience, ideally I'd like to find a relatively turn-key duplex that I could leverage an FHA / low down payment conventional loan on. 

Ideally you could refi your existing properties and use the funds as downpayment for new properties.

Ideally, you do this constantly. 

If and when a tenant is not an ideal renter then the investor probably wish they had the property manager in place still to pass the drama on to someone else.

Ideally 3 family, so I can eventually takeover another floor, and still have some rental income coming in to offset the note. 

I do like the Naples area as well, and 3.5 hours away is not ideal from Orlando but not impossible either thinking longer term, especially if I eventually hire a manager.
