BTW, it seems that it's no longer happening.In case where tenants have their own, they prefer it as they consider it cleaner and not contaminated.As to the issue of damages to the property, I owned a number of triplexes, and have to handle moves.

Make sure someone on your team is experienced or comfortable handling that.If you are interested in taking down larger deals, 80 units or more, I would suggest to stop trying to do it all.

If you are looking for a GC to handle a bigger job, you could try MK3 Construction, that's our internal GC company that handles our rental jobs.  

Right now we are just trying to figure out what repairs to let the renter handle on their own (at their request) and what to have a contractor or handyman come in and do. 

I'm guessing a local lender has seen this sort of property before and would know exactly how it is handled.
