I've noticed in my market that the discount to buy fixer condos is greater than the actual amount it takes to remodel.

Hello,As the title says, I have found some properties that look to work in terms of cashflow and rate of return but I've never actually purchased a property before.

@Angu Krishna guessing that this PMC is trying to sell you all their "bells & whistles". 

The rentals will sit on the market for longer than expected and capturing the actual rent you want is harder than it used to be...

@Jesse Smith guessing you never received any how-to answers on the matter? 

Therefore, if you are already spending $30K all in for something not much bigger than a hot tub, why not spend another $10-20K for something that a family or group can enjoy and actually play in together? 

Looks like it is actually better for the owner as well since if the property management company gets sued and they don't have liability protection, they might charge the owner for the expenses. 

I would worry more about the ACTUAL cost like insurance, water bill and fixing post purchase.Looking for investor now to get myself another building during this bad time.  

I want the most accurate information, not some computer algorithm guessing.
