I'm thinking that I would have some leverage based on the fact that their wiring did not seem to be up to code, and I figured that a friendly reach out might be better at this stage than going super in depth into their legal obligations, etc.If anyone on the forums has any thoughts on this, I'd love to hear!

An in depth analysis from scratch is probably 20 - 30 minutes, but once you do that a few times some costs like insurance or management will become constants so once you get on a roll a single property should take maybe 5-10 minutes.
