I have read most of the discussions and cannot find a clear winner.

My company would essentially do everything for the landlord: paperwork, finding the buyer, rigorously vetting the buyer, payment setup, delinquency protection, and anything else that comes with owner financing.

For a quick search, I would get on Loopnet and see if you can find other Dollar Tree's for sale in similar types of markets.  

@Amy Fortes  I am also assuming you are finding this in the legal by laws you got when you bought not an additional rules list they came up with.   

This would not solve the problem for just simple high water users with laundry, showers, water grass, etc. but it is a quick way to find those leaks that are not fixed.

You have to research, study and find the indicators on various I.D.'

You can find it on meetup.Ann Arbor Real Estate Investment Club has a variety of online and in-person events.

You can easily do this on a spreadsheet and it will take less time to track than find and learn a new software.

How did you find this deal and how did you negotiate it?

I want to schedule a consultation with them to find out more and how much it costs but thought I would get some opinions here first.
