What happens when you mail out your flyer and one of those cash buyers happens to be a Real Estate Broker, Real Estate Attorney, Title Attorney, Agent of a Banker type that is having a really bad day and decides to just nail some joker? 

My partner and I are in the final stages of greeting funding for 6-10 rehab projects for 2016.

I was absolutely blown away at the thousands upon thousands of colour choices that one has, but was relieved when I finally managed to match my tile colour with a wall and cabnet paint.I am pretty excited to see how this beautiful kitchen island will fit into the overall design, and am really chuffed as to how this has come out.

Now that I am finally working as an adult, I want to learn as much as I can on how to start investing in real estate.

Finally got my head out the books and I'm actually doing something.

@Tomer Ravid the previous landlord was charging $525/month in an area where market rent 5 years ago was $850/mnth for a similar apartment (2 bed 1 bath).What I did was put in over 100 hours of landscaping work, upgraded the appliances, upgraded the kitchens and baths (all as cheaply as possible, for example, I painted pink tile white, used thermoplastic panels and liquid nailed them over the old tile backsplash, laid down new vinyl floors over the old nasty vinyl, etc) and was able to take very nice pictures and market the property very well.I also allow dogs, so that is a huge competitive advantage in the area.

I am a not new to bigger pockets but I finally decided to take some action and I got my first wholesale deal under contract looking forward to networking with investors and gain more knowledge.

I finally filed a 3 day pay or quit, posting, mail and by fed ex.

Just wanted to some advice on our final inspection and how you would charge.

I want to buy a house at $150,000. lets say, thats after all the closing cost are done and this is the final price, we put 50k down and are now paying off 100k. 3 bedroom house and 3 baths, we rent out the 2 rooms for 700 each, how can this build me equity and what would be your next step to buy the next house to build more cash flow?
