When we do, we can see evidence of smoking in the unit against the rules, dirty housekeeping, pet hair in a no pet apartment, etc.

Look for damages and for evidence of occupancy of other people and other pets.

Some things in history is so predictable, it makes you wonder.Some people, you see, are stuck in their old ways and will always continue to cry "wolf" despite evidence to the contrary.  

I wouldn't get too involved with where the stuff came from or calling the police unless you have some solid evidence to pass along.

The second problem of the Landlords is that they evidently have nothing in WRITTING from the Tenant stating that the property was in "good and satisfactory condition" at the time the Tenant signed the lease, or, no video documentation to back that up.

There is evidence that they do not.

You want to know exactly how much money you spent on repairs for that building, and each unit inside the building, because tenants do damage to their units and by showing expenses per units, will be evidence proving that you did indeed take care of that repair that the Tenant is telling the courts that you didn't take care of.

Evidently not just for rentals, either.
