Maybe pick a fairly small list, so that you can also include products that don't offer a free trial in the comparison.

@Kendra WilsonWhen you are evaluating a property you should be trying to determine the fair market value instead of the assessed value, in other words, what would a retail buyer pay for it if it was all fixed up and in great condition.  

If that is the case the lender will work with the title company to ensure all documentation is complete and wire funds to their escrow account to close the transaction. 

Especially if you do not have experience as a landlord.The flip side is they qualify a property on a fairly high percent of your income if you are doing an owner occupied loan. 

So a 100 unit apartment will be $25-30k to ensure you have money to fix big ticket items such as roof, HVAC, etc.And I'm not talking about the capex to fix deferred maintenance or to upgrade your property to match the surrounding comps.

I'm fairly new to BiggerPockets but wanted some advice on a deal I'm looking into right now.

My credit is fair and I don't have much cash on hand to finance this deal. 

One other adjustment I would like to make that is currently on the lease is the lease says "owner pays water for both units" with me being a single and them being a family I feel it's fair for them to pay for their own water bill because they're naturally going to use a lot more water than me.

So I'm fairly new in this game.  

House was built in 2015 so it's fairly new.
