With myself coming right out of college, I am used to living with other people and with very little space, which is why I thought of the idea of renting out an extra bedroom in my half of the duplex.

Not even double (I do have higher geographic cost).Jobs that make 100k+ with no college degree: sales (insurance, cars, software, medical, RVs, real estate, etc), trades (plumbers, electricians, even carpet layers in my area make 120k/yr).

I've seen commercial vertical builds in that area at $135 per sf on modular hotels.We did an 850sf 3 bedroom home for $79k before 2 hours north of Sac.

I would not convert basement into a 5th Bedroom unless it adds a significant increase to income. 

It isn’t done on bedrooms inside someone’s house.

I have an older but in very good shape 2000sf double wide mobile home. 4bed 2bath central air/heat. 

Hope you are dead on and you saved a ton of $$....But let us know in 6-18 months......I've seen too many " the pro wanted $xxx dollars and I got a handyman/guy off Craigslist to do it for 1/4 of that price", only to have that job/repair/equipment fall apart in a few months and cost double to fix it compared to having it done right the first timeIf it all work out, fantastic....but sometimes you really do get what you pay for.....

if you can't get a bath near the bedrooms, then I'd move on.
