To the OP- what was your arrangement with the builder in the construction of your current residence?

I do not disagree with the OP and comments regarding the unethical approach taken by a number of investors. 

Considering OP is a Wholesaler, my assumption is that he's really aggressively marketing, actually and really, really thinks that his right to try to get that property under contract supercedes the owner's desire for privacy or anonymity.

What the OP is asking is how do I convince the sellers to accept my offer although it’s probably not in their best interest to do so.  

As far as I know, condo/co-ops will often be required to provide bedbug certifications to the new buyers before a sale is completed. 

So this might be a workable approach for the OP.

Some turn-keys, blogs and gurus use this technique to draw in new investors who don't understand the true costs yet.Important point, how bout we expand the OP's question past purchase analysis and accounting style, into the disposition stage.
