I just went through all kinds of headaches getting a resolution of being uninsured because of mis-applying my payment, refunding the check to the wrong "Walt Payne" etc. in Florida, and no, State Farm does not even do homeowner's in Florida.

This could cause tension and a dispute as to who is due the commission as the current agent would not be the one to show you the house therefore they are not the procuring cause of the sale.

So from that perspective my risk is reduced and I buy the cash flow business at a better multiple due to not risk to the business or start up of it but because ( seller is retiring, partner dispute, health reasons, traveling to another state, moving out of the country, other businesses with larger capital exposure needs attention, etc.)

you can have a look at your credit report , all 3, at www.annualcreditreport.com. it is truly free. there, you can dispute anything on there. by law, the credit reporting agency has 45 days to verify the reported item. if they cannot verify it, they have to remove it. most creditors will answer them back, some will not. those who do not answer back, the item will be deleted. give it a try. if they verify it, then, by all means, please get the statement saying they will delete it upon payment, before you pay it
