Currently it’s in semi-desirable area about an hour outside the main metro area.

Here's how I approached it:Searching on CL and Zillow got me to this SFH in the Hampden neighborhood of Baltimore (hipster/very desirable, lots of cute restaurants, shops, Whole Foods, etc.).

You might be able to find a specialty mill that can cut from new lumber and treat with chemicals to get the desired effect and get away with some of your requirements.

It's all about desire and your path.Don't be fooled by other gurus out there !!!
