Do I need to set up an LLC?

There is no set answer. 

I have used a basic registered agent service and set up an LLC.

You can also set up online payments.

It's not clear to me how setting up some new platform to get those who are "spinning their wheels" is going to improve their situation. 

To me it makes more sense to set up the right entity and then just get the right STR coverage.

Has completely crushed rehab budget and set us back significantly in timeline.

You can try and generate leads of your own if you'd like, through means of cold calling, direct mail, cold contact, etc., which could land you an off-market deal.

Go to some networking events in both areas, get on some wholesaler buyers lists, and have an agent set you up with an automated search on the MLS so you can start to follow trends both on and off market.
