Also does anyone know of a texting program or voicemail program where i can send out a blast text or call to people who have inquired about properties in the past about an up coming vacancy.

There isn't usually a move out inspection completed by the Housing Authority in most places, and only in a few locales is there any sort of program through the PHA for damages caused by renters using a Section 8 voucher.

There are more programs out there than just FHA sponsored ones.

If savvy investors are good at doing their research then they should be able to get online and figure out who the good wholesalers are.When people tell me they're too busy to meet with me, I just let them know that our program probably wont work with their busy schedule.

Does this mean the property is part of a Section 8 program?

Many of your tenants may be on some kind of government subsidised program and this knowledge is critical. 

Alan, they file ch 13 due to the enrollment to HAMP program, they are afraid of losing their house.
