There I have tenants that signed renewals this year of 2-3 years, after already being in their homes 3 and 5 years respectively.Property management is such a critical part of the long term success of your investment, and truly projections are not one size fits all.  

I'm thinking a mix of the two sounds like a good bet with buy-and-hold, so I'll start looking around and seeing what's available while I get financing setup.

Asset type,size, debt structure,etc.? 

I bet you that this home will end up being a better retirement asset than your 401k plan (etc.). 

What size is the unit, larger homes might be a bigger isaue but people can stay with family temporarily.

If gas is already piped in and sized appropriately then it's a no braier.

Here is what my insurance guy said when I asked him:"If you are just renting a room and you will still occupy the property as your primary residence, the current HO3 policy is your best bet.

So it's not one size fits all.

Let me add the house comps for about $28K (size, age, Bd/ba, distance,) has a $10K balance (plus $800 in arrears) on the mortgage, and needs about $7K in repairs to get the house to minimal living status.

I'd bet a lot of money the stack in the main bathroom is situated either in the middle or at the end of that privacy wall.With those problems in mind, the rest of it is going to be trying to put lipstick on a pig.
