Having the rent due on the first with no "grace period" isn't a viable option because many government checks don't arrive until the 3rd.My rents are due on the 1st, late after 5pm on the 4th.

You input all your bank accounts, credit cards, personal or car loans, mortgages, retirement or investment accounts etc basically you can enter every single account you have and their software does all the calculations for you to arrive at your net worth. 

The main drawbacks to Freedomvoice were that our phones weren't receiving the text notifications and the email notifications took anywhere from 2-9 minutes to arrive.

So, in conclusion, your 10:1 ratio is spot on if you are just a RE forum poster.Again, this is my non scientific analysis.There's one other factor, people who were posting here for 2 years+ prior to the arrival of the influence voting system.

Although, when the dreaded summons from the commission board arrives, I would like to be there to say "I told you so", but that would be mean-spirited.I stand by what I said, even though I am not an attorney.

(I always went through and made sure the batteries were all good the day before their arrival, but the tenants burn something that night and take them out again).

@Nicholas DeGaetani, likely, you bought your current primary with zero consideration for future cash flow, and it looks like you may become coerced to do so again.Primaries that are bought for family/emotional reasons should generally just get "exchanged" when the time arrives that those reasons expire, and are replaced with new ones.It is what it is.
