You are on the right track but remember each specific STR market / local area is going to have some tweaks - one thing I noted is that for the markets you are looking at can vary with temperatures - some different expenses/planning for areas that can have winters (snow, etc) that wouldn't be standard in other markets

This is more a B- class neighborhood.I plan on doing a remodel of the kitchen including new countertops, range and hood, refrigerator, microwave, dishwasher; the cabinets are actually in solid shape and hardwood so I would like to keep them, but they definitely need to be stained and will also be adding hardware on them.

My W2 has a good retirement and I don't plan to try to leave it.

My endgame plan is becoming a real estate developer (maybe) Im gonna be starting out in wholesaling first and I have a mentor who is my friends dad.

I like to help plan with newer investors on creating ROI and also, help growing investors and showing them routes to increase ROI.

What are you planning to do with the flip? 

I plan to initially focus my search for an investment property in that area and would like to get a firm grasp on the management side of things before I dive in looking at properties.I have done a fair bit of Google-fu and can't seem to come up with any hits down that way.
