Looking out for suggestions

Ideally, I wanted to buy a property without a loan and do the BRRRR method, do to not many decently priced properties in the area that have some potential to remodel or add an addition to for adding more value to the property then cash refinancing after renting to move on to the next one.

Here are a few simple ways to improve guest experience beyond design and an amazing product (which I highly suggest you have!)

I was referred to Fund & Grow by a podcast hosted by Clayton Morris.I started following up after three months of non-performance on the part of Clayton, Morris Invest and any and all of his agents and contacts...including a personal phone call by my son to Clayton's personal residence when he spoke personally with Natali Morris with a personal assurance that she would have Clayton contact me with information about an "ASSIGNMENT OF CONTRACT" that I expected from him because he allegedly was only the SALES AGENT..which would, at least, give me an additional avenue of pursuit for performance of duty.Never got word back from them beyond that on the requested Assignment of Contract.2.

Leveraging my expertise in property acquisition and renovation, I guided the client through each step—from identifying the ideal property and negotiating the purchase to overseeing the conversion process.The conversion involved reconfiguring the existing layout to add an additional rental unit, ensuring compliance with local building codes, and maximizing space efficiency.

Any suggestions?

Have not had a 'issue' selling in the past five years..I would say the additional development cost of an extra bedroom/bathroom are probably well worth it in the long run..Good luck. 

In addition rental income covers all expenses including vacancy, maintenance/cap ex, pm, Pitt, etc.  

My main goal is to get to that "next step" and use these assets to leverage 5+ multifamily, apartments, or cash out refi's to spread out into additional SFHs. 

And it is a lot of additional work.
